This week we had 71 Jupiter homes close, up from 51 last week. We continue to see strong homes sales even as summer approaches. These sales are nearly what the weekly totals were during our peak selling season.
It seems to be very consistent the number of homes selling each week.

I hope everyone looked over my under $200,000 beach area condos and see what is out there. Not much. Several communities such as Jupiter Bay and Jupiter Ocean & Racquet Club have so many investors that have bought in the last year that the banks are now requiring 40% down even though many are selling to cash buyers.
I am very happy with our Jupiter real estate market down here as demand has not diminished. It seems everyday I have customers I’m out showing property to and getting a flurry of potential customers looking on the Internet for a home here in Jupiter.
I’m seeing alot of retirees who have sold their homes up North finally and are ready to come here to retire. Many have traveled the state looking at the West coast of Florida and even though home prices are less over there they are deciding the enjoy the people and the activities on the east coast here.

Remember I continue to tell you how important it is to watch the new listings. Everyone has seen the existing homes for sale in a neighborhood and watch the price changes and eventually get tired of watching them. As soon as a new listing hits the market everyone is out looking at that property. The new listings if priced right will get alot of action and sometimes sell in a record time if they price them correctly.
Everyday I get calls asking for condos or Jupiter townhomes with a walk to the beach under $200,000. So today I ran that search and the results are below. Take a look and see what you will be getting in that price range.

SOLD Information
If you look at the sold’s this week you will notice 41 of 71 properties we sold for cash. That is quite surprising being interest rates are so low that you would think people would borrow money. It seems many people have lots of cash sitting idle in their bank accounts. Many of the lower end homes are selling to investors for cash and I’m not seeing many FHA loans out there. The high end  Florida properties are all selling for cash these days.

Top Ten Report

My 10 best has some new listings this week.
This week I added some new properties to my 10 best list.
Rarely comes to market Juno Beach direct oceanfront condo on Celestial Way. Over 1,700 sq. ft and priced at just $450,000.
Jupiter Harbour 3 bedroom condo with Intracoastal views and beautifully remodeled at just $369,000.
The best home values along the beach. Look at the three Ocean Walk homes. Private pool, homes are remodeled with many new upgrades. You’ll love entertaining in any of theses beach homes.
Aquarius on Singer Island at $269,000. This 15th floor SE direct oceanfront unit has brand new hurricane windows and doors. New balconies and building is being painted. The best oceanfront deal on Singer Island.
The last two are two Via Del Mar beach homes. Both are 3 bedroom homes. One is a single level with private backyard and the other is a two story updated home. Both show incredibly well.

If you want to walk to the beach these are your homes. $419,900 which just dropped to $380,000 and the other is $399,000. Owners are motivated.
