Jupiter Homes are Selling for Cash

Sales of Jupiter homes are up, and about half of them are selling for cash. This week we had 54 Jupiter homes close, up from 33 last week. This is just a little under our average number of Jupiter homes that have been selling each week. For September this is a real strong number.

How is your local real estate market? I would like to hear what is happening elsewhere from other customers who are thinking of selling their Jupiter homes. Here is a response I received this week.

Jim, in response to your email, we sold our house in Greenwich, Connecticut and bought a condo in Manhattan. The Greenwich real estate market is not in great shape. There is a lot of inventory and nothing is really moving. We priced our house well and it sold quickly. The Manhattan condo market is doing much better. Part of the reason is I believe there is something of a demographic change going on. And cities like New Your are benefiting from empty nesters who now have the ability to make the move. We have been shocked at how strong the market is. We closed on an apartment in July. I’d say we looked at 40 apartments since last October. My guess is that 35 of those apartments have sold, and it may be 40 out of those 40 apartments have sold.

Inventory of Jupiter Homes for Sale

Our inventory levels are down from 2594 Jupiter homes for sale in March to 2023 homes for sale this week. That is a 23% drop in just 6 months and at the current rate of 58 or so homes selling each week this year that leaves 35 or so weeks of inventory on the books to sell. Remember they say 26 weeks is an equal buyers / sellers market. This is the Jupiter area. When other markets pickup like Greenwich and other areas in the Northeast what do you think will happen here with sales of Jupiter homes?

Sales of Jupiter homes in Abacoa have been strong this year with inventories at a low. Abacoa homes and Abacoa townhomes have low inventory and steady prices. Good schools , a great family community and close to shopping , beaches and major highways make Abacoa in Jupiter a popular community here in Jupiter.

The August Report for Jupiter from the mls is out and basically it shows year to date over 2010 new listings are up 9.1% and solds are up 24.2%. Nearly a 3 to 1 ratio of homes selling faster then new listings coming on the market. I’ll let you interpret that. The report is below.

Jupiter Homes Top Ten Report

Last week I added Ocean Dunes, The Colony and Jupiter by the Sea to my 10 best list. Ocean Dunes has an offer on it that we are negotiating. Now under contract.
This week I added a beautiful pool home in the Moorings with new roof, spotless and just reduced $50,000 to $399,000.
I also added a beautiful Beachcomber ground floor condo, 3 bedroom condo with a carport. Step outside to the community pool and just 150 ft from the ocean. Take a look at this unit.
The Bluffs South ground floor unit at $259,000. No ocean view but steps to the ocean.

Ocean Dunes is a 3 bedroom corner unit, one floor with vaulted ceilings overlooking the lake with a garage. Very clean and updated about 10 years ago. Only condo in the complex for sale. UNDER CONTRACT!
