This week we had 78 homes close, up from 48 last week and near our record again. We have had several weeks this season with nearly 80 homes sold in a week.  We should have another near record week again next week.  The number of homes for sale continues to drop down to 2448 from a high of 3100 back in 2009. Many agents that were never busy before are telling me their business has picked up. 44 of the homes sold this week were cash buyers. If thinking you are a cash buyer is going to make a big difference in the deal you are going to get you can see more then 50% of the people are cash buyers.
The average DOM for homes sold this week was 159 and 23 of the 78 homes were on the market for less then 100 days.
On the other end of the spectrum we are seeing homes that have been on the market for hundreds of days selling. Why? Inventory levels are going down and that is all that is left.
I had a great conversation with an investor today who runs a REIT fund and has bought 130 properties around the country in the past year. He has been coming to Jupiter for 20 plus years and his comment was all I’m seeing is really nice places and not many of them are for sale or crap.  He said this area is holding much better then most of the other places he has visited.  He said Jupiter is still a beautiful place and it hasn’t changed much in the past 20 years.
Take a look in the solds this week and you will be surprised at some of the prices some of the homes sold for. The Buffs home with a pool sold for $470,000.  477 Ocean Ridge in Juno Beach, a 3 bedroom townhouse sold for $500,000. No water views just a newer townhome that was walking distance to the beach. This was an incredible strong number for this community. 127 Castries Dr in Abacoa sold for $375,000 in just 35 days.
4161 US Highway 1 A1 in Beachcomber had been on the market for 1273 days and sold for $252,000 just a tad under the $269,000 asking price. Why did it finally sell. Nothing left to buy in the community.
Rentals– Bluffs Ocean South furnished – ocean views seasonal or annual. 2 bedroom 2 bath. Off season short term. $1,800 furnished. Seasonal – $3,800 per month.
The Estuary – 2 bedroom 2 bath with loft overlooking the par 3 golf course. Single car garage, community pool. Walk to beach. Gated community. Fully furnished for next season. 3 month rental at $3,600 per month. Available off season too.
Sea Brook – 2 Bedroom 2.5 bath. Walk to beach. Gated community. Large patio. Great beach community. Available July 1.

Top Ten Report

This week I added a few properties to  my 10 best.  
The first one is a 2,000 sq. ft pool home in New Haven in Abacoa. 247 Sweet Bay Circle. Home has many upgrades including real wood floors, new SS appliances, granite kitchen, crown molding and beautifully done outdoor pool area with pavers and landscaping. Mint condition. Move in ready. Asking $390,000. This one won’t last long.
The second is a Harbor home in Admirals Cove. Completely remodeled 2 bedroom plus a den on one floor. Everything is beautifully redone and requires a tennis membership. Boaters, it comes with a 37 ft. dock with ocean access in your backyard which overlooks the golf course and the beautiful water view. Admirals Cove has golf, tennis a wonderful marina and a grand clubhouse.  Take a look at this Harbor home. These homes are selling in Admirals.
Bluffs Ocean North 2nd floor unit. Oceanfront community, walk to beach, low condo fees and just $220,000. Owner took of the market this week.
Martinique townhome just across from the pool. Best showing townhome I have seen in a long time and priced at $219,000. Built new in 2005. Walk to schools and bike to Roger Dean Stadium.
Seaview a beautiful townhome in Juno Beach. Walk to beach, remodeled and asking $359,000.
I also added the Sea Brook short sale that was all remodeled. Just reduced to $241,900.
Home buyers look at Tequesta Country Club with a beautiful pool overlooking the golf course. Great neighborhood with community boat ramp. In Jupiter High school district.
Jupiter Yacht Club Pointe building #506 is still available. It is well priced  and has incredible views. Watch the boats go by on the Intracoastal. My favorite for the week.
Oceanfront condos ,  The Surf ground floor corner unit is another favorite. Feels like you are sitting on the beach.
Surf #406 reduced again today from  $365,000 to $345,000. Incredible direct ocean views. New hurricane windows and sliders.  Best Deal in Juno Beach!
Looking for a beach home? Checkout Ocean Walk, just reduced to $590,000. Large D model, shows great and priced well. Best Priced beach home! Under Contract Today.
