It has been quite a few months since I last visited Windsor Park in Abacoa, the last development to be built in Abacoa. Windsor Park is a mixture of Key West style homes and French country homes with stone facades like the early 80’s. The last community here in Abacoa seems to be being built as fast as they can put up a home. That was the case as I went into the Abacoa sales office and looked at the site plan. All I saw was red sold stickers on 90% of the lots. This project should be coming to a close this season. The wait for the townhouses is 6-8 months and they have just a few left to sell. What has this done to places like Mallory Creek? It has driven up the prices for resales to new townhouse levels. What will happen once this last phase is complete? We may soon be seeing the smaller Abacoa townhouses break the $300,000 mark and it will push the larger townhouses up to and above $350,000. Yes a $350,000 townhouse. Crazy as it may sound but I think we see that coming. The Abacoa homes are now all above $400,000 and many of the smaller models are now pushing towards the $450,000 mark. I also drove through a few other Abacoa communities while showing my customers the area.
The Island at Abacoa
My customer had asked for a golf view or open preserve view home so after visiting Windsor Park we drove through the first development of Abacoa which is surrounded by the golf course which we call The Island. Built around 1999-2000 The Island at Abacoa is one of the first communities you see when entering from Donald Ross Rd. Just past the Abacoa Golf Club you turn and enter the Island at Abacoa. I told my customers even though it was one of the oldest Abacoa communities it is quite popular especially if you have the golf course views behind your home. I was curious to see what was for sale and I found just two homes in the Island for sale. Boy was I surprised when I saw the $700 and $800,000 prices for the homes. In fact one was listed at $899,000. Boy did I have sticker shock when I saw that. Of course it was the large 3,500 sq. ft home but it is 15 years old now but does have a wonder view and pool area.
