Jupiter Home Sales lower this week

This week we saw home sales fall from 57 to just 32 closings this week. The holiday’s definitely slow home sales. We should see low numbers of closings until the end of January and than we should see some strong season numbers with 60-80 sales per week. The biggest obstacle will be inventory levels and prices will most likely be more than last year for most communities. The hottest market is still the under $100,000 condo, followed by the under $200,000 Abacoa townhome and than the under $300,000 single family home which is becoming very difficult to find, especially if you are looking for CBS and not frame construction. There are just 44 condos for sale under $100,000 on the market right now. In fact in the Jupiter-Tequesta and Juno Beach area that I track there are just 28 – CBS homes that are 3 bedroom, 2 bath and 2 car garage. Think about your town for a moment. 28 homes is avery small number. Now you up the asking price to $400,000 and you get 63 more homes for sale. Bring it up to $500,000 and we add 69 more homes. That gives us 160 homes under $500,000 for sale in the area. There are 154 homes for sale between $500,000 and 1 million. Above a million we have 228 homes for sale. That should give you a good prospective of what the Jupiter home market is doing.

We saw 18 of the 32 home sales close for cash. 50% of the buyers in this market are paying cash. The low end homes/ condos are selling for cash and the upper end homes are selling for cash. In between we are seeing some cash but alot of financing. Yesterday I saw 3.25% at BOA.

New Listings

In this week’s new listings take a look at 2201 Marina Isle Way # 403 which is a remodeled Intracoastal condo in the Bluffs Marina. 263 Brier Circle in Greenbrier is a great value, one story attached home with two car garage and private pool. Great winter home.
Ocean Dunes, a townhome sitting on the lake with a garage is a must see. The last lakefront unit sold in two weeks. Worth a look at. Walk to beach, gated community.

Take a look at the contingent properties list. You will continue to notice how many homes are selling quickly. There were 25 properties going under contract in the past 3 days. Of those 6 were under contract in 30 days or less and 2 in 60 days or less. So 1/3 of the contingent listings went under contract in 60 days or less and 25% were 30 days or less.

I usually don’t recommend homes in Jupiter Farms but this week I showed a builders homes and I have to say it was beautiful. The 2700 sq. ft CBS home sits on a manicured 2.2 acre corner lot. The finishing touches were remarkable. Double tray ceilings abound, crown moulding everywhere. Solid wood doors. Wooden floors in living areas. Tung & groove wood ceiling in family room. Every bell and whistle you can think of. 20KW generator with 250 gallon propane tank. Beautiful pool area and fully fenced.irrigated yard. If you like country living this is a must see!

Jupiter Farms Home for sale

If you have any qustions about specific communities here in Jupiter or you would like information about a certain condo feel free to contact me. Remember when you look at the monthly condo fees your homeowners insurance is in the fees as well as water/sewer and usually basic cable. Just to give you an idea on homeowners insurance you can expect to pay about $3,000 per year on a home that is insured for $250,000. Basic cable, water and sewer will run on average $125 per month. So here you have $375 per month for exterior insurance and utilities that the condo fees cover. Average condo fees run about $250 to $300 per month on the low end and oceanfront condos will start about $600 per month and go up. As far as taxes you can expect 2% or so of the selling price and in newer communities like Abacoa you will see almost 2.5% due to infrastucture taxes.

Top Ten Report
My top ten remained the same this week as I did not see any homes that I thought were great values.
141 Seabreeze Circle- Walk to beach, shows really well with many upgrades. Reduced to $215,000
415 Juno Dunes Way – 3 story townhome with impact windows, nicely appointed and built in 2005. Walk to beach – Just listed. $ 372,000
Estuary Great 2 bedroom with loft area. 1 car garage. Hurricane glass on patio with beautiful golf course views. Unit is spotless with updates including new master bath and shower. Priced great at $299,000.
601 S Seas Dr # 306 in the Bluffs South. Renovated. Deal fell through. A really nice condo with low condo fees. $1,100 per qtr. One of Jupiter’s most popular community.

I also added one of my favorite buildings Ocean Royale. A 4th floor condo in the front building with beautiful ocean and beach views. 3 bedrooms and all the amenities. Just the right height and not to high. Don’t miss this condo. Reduced to $ 1,025,000.

Beachcomber ground floor condo, 3 bedroom condo with a carport. Step outside to the community pool and just 150 ft from the ocean. Take a look at this unit.

Ocean Villas – 225 Beach Rd at $339,000. Incredible Intracoastal and Lighthouse views.

The Colony is back on the market. Best ocean views in Juno Beach. 1700 sq. ft of living space with glassed 15 x 30 balcony overlooking the best beach in the area.
