With inventory levels down in Abacoa I decided to do some research and see what is for sale in the different price ranges in Abacoa.

I started at under $200,000 which is entry level for many buyers looking for second homes or first time home buyers.

The least expensive condo was a 1 bedroom condo in Somerset in Abacoa listed at $153,500 which gets you 850 sq. ft. Nearly 200 per sq. ft which seems to be the average per sq. ft price in Abacoa. We can get you a 2bd/2ba in Village at Abacoa for $155,000 and then they jump to $175,000. There are only 6 properties in Abacoa under $200,000. Imagine that.

We will jump our budget to $250,000 and now we just added 10 more properties in Abacoa. Still not in the townhomes of Abacoa yet even at $250,000. Between $250,000 and $300,000 we start adding some townhomes in Botanica and the Divosta townhomes. Well we found 4 Divosta townhomes under $300,000 with the least expensive starting at $279,900 in Martinique. Now we are getting 1500 sq. ft plus a single car garage. The least expensive townhome in Mallory Creek is $297,500 which gives you S/S appliances, Cherry cabinets, and European height vanities.

 

If you want larger townhouses that have the two car garage you can find them at $330,000 on Frederick Small Rd. Now we are getting 1,800 sq. ft and an outside patio space. Yes $330,000 for a 10 year old townhome. Figure this townhome is going to need appliances, paint, carpet and numerous other problems may need to be addressed.

Abacoa Single Family Homes

If a townhouse is $330,000 what is a single family home in Abacoa cost? Well the least expensive home is $379,900 for a two story 2,000 sq. ft home in Martinique which is a bank owned property. Get your wallet out because there are only 5 more Abacoa homes for sale under $450,000. You are getting 1,800 to 2,000 sq. ft.  The magic number now for a single family home in Jupiter is now $500,000 to start. Yes you are reading this correctly. Not only are the homes pushing a half million dollars but the choices are slim.
